Preparing Your Home  & Property For Real Estate Photos

- GENERAL TIPS -

Enhancing your home's possibilities

Cozy Living Room
  • Thoroughly clean the entire house (vacuum, mop all hard floors,
    clean countertops, clean windows)

  • Turn all overhead lights and lamps ON

  • Replace all burned out or flickering light bulbs

  • Use all of the same kinds of light bulbs

  • Turn off all ceiling fans

  • Turn off all televisions

  • Turn off all computer screens

  • Let in outside light by opening all blinds/window treatments.

  • Remove family & personal photographs (or replace with general photographs of objects or landscapes)

  • Make all beds

  • Remove all floor rugs to reveal actual flooring

  • Put away all shoes/jackets in closets

- EXTERIOR -

Make their first impression a lasting one!

  • The first photo your buyer will most likely see is an exterior shot. Curb appeal is top priority!

  • Close all garage doors

  • Remove cars from driveway and front of home

  • Clean up landscaping (mow, trim shrubs, clear leaves)

  • Remove empty planters and dead flowers

  • Use broom to remove cobwebs from eaves and door frames

  • Remove visible water hoses

  • Remove toys, sports balls, basketball goals, soccer goals, bikes, etc.

- BACK YARD -

A relaxing get-away right outside your door.

  • Clean porch area , tidy up outdoor tables/chairs/cushions

  • Pillows/cushions should be fresh, not faded

  • Clear out kid’s toys, balls, frisbees, etc.

  • Clean pools and hot tubs

  • Hide pool cleaning supplies

  • Turn on pool fountains/water features

  • Remove visible water hoses

- KITCHEN -

The kitchen is the often the determining factor in a home purchase.

Minimalistic Kitchen
  • Clear countertops completely. No knife blocks, baking supplies, mail, etc.

  • Leave out max of one small appliance (ex. coffee maker)

  • Clear outside of refrigerator of magnets, papers, photos, etc.

  • Hide garbage cans in pantry or closet

  • Remove dishes from sink, place in dishwasher

- DINING ROOM -

Let them imagine all the great family meals around the table.

Modern Living Room
  • Clear table, dust and polish the table top

  • Use decorative place setting if available

  • Feature one center piece such as a bouquet of flowers

  • Straighten all chairs and space them evenly

  • Remove child seats/booster chairs

  • Turn off TV's

- LIVING / FAMILY ROOM -

Convey functionality, space and cleanliness.

White Bathroom
  • Clear countertops completely. No soap, toothbrushes, medications, deodorant, etc.

  • Put toilet seats down

  • Close closet doors

  • Remove shampoo, soap, loofahs, etc. from showers and tubs

  • Remove dirty towels – leave out only new, unused towels

  • Remove floor mats

  • Open window treatments

  • Turn lights on

- PETS -

We love animals! However, not everyone are fans of our fur-babies.

Golden Dog
  • Place food and water bowls in pantry or closet

  • Place pet beds/toys in pantry or closet

  • Use lint roller on furniture to remove pet hair

  • Contain pets in hidden crate or outside

  • Clear back yard of pet waste/toys

  • We want very best photographs of your home. With teamwork and cooperation the result will be an amazing online presence as soon as your home goes LIVE on the market.

  • Before we arrive, we ask that all cleaning and staging be completed. With our busy schedule and maintaining our clients expectations, we can not wait for homes to be cleaned, dusted, de-cluttered, etc.

  • Please review the previous sections for tips on preparing your home for real estate photography, we do not partake in any of the following duties while photographing your home:
     

WE DO NOT:

  • Rearrange, stage or move furniture

  • Make beds, clean, dust or de-clutter

  • Pick up debris, bikes, toys or yard items

  • Touch personal bathroom supplies (shampoo, toothbrushes, deodorant, towels, medicine)

  • “Photoshopping” out vehicles, walls, damaged walls, power lines, wall pictures, cords is possible at an additional charge.
